Casa Kati Kaan spreads across two and a half acres between the Caribbean Sea and the Campechén Lagoon, deep inside the Sian Ka'an Biosphere Reserve. The estate holds around one hundred metres of private beachfront — a scale of seclusion no Hotel Zone villa can offer — with coconut palms lining the grounds and the water a barefoot walk from the door. The four-bedroom house takes a light-touch approach, its eco-conscious design working with the dunes and vegetation rather than clearing them. Eight guests sleep across four en-suite bedrooms, with a fifth bathroom serving the shared areas. Open-plan living spaces gather the group between outings; the deck and pool face the beachfront, sun loungers wait outside, and a plunge tub on the rooftop terrace closes out the day. A chef is available on request, housekeeping runs daily, and security and concierge support keep a remote location running smoothly. This is the reserve at its most private.
