Booking a private villa isn’t like booking a hotel — availability, rates, staff, chef service, and access all need confirming. Here’s how we make it simple.

Booking a villa is a bigger commitment than booking a hotel room, and you are usually doing it from thousands of miles away. This page explains exactly how it works with us — including the parts most rental sites leave vague.

1. Tell us about the trip

Dates, how many people, and what matters most — a private pool, a swimmable beach, walkability, space for a big group, a chef. You don’t need to have picked an area yet. Most people haven’t, and choosing the area correctly is half the job.

2. We send a shortlist that actually fits

We come back with properties that are genuinely available for your dates and genuinely suited to your group — not a catalogue dump. If we think you have the wrong area in mind, we will say so and explain why.

This is where being based here matters. We know which beach is calm enough for young children, which villas are quiet, and which ones sit on a road that gets loud at night.

3. Everything is confirmed in writing before you pay

Before any payment, you get it in writing: the rate, what is included, the deposit and payment schedule, the cancellation terms, and exactly who handles what during your stay.

That last point deserves a straight answer, because it genuinely varies by property.

4. Who looks after you during the stay

We rent villas — we don’t manage them. On-the-ground support comes from the property’s own team, and the arrangement differs from villa to villa:

  • On some properties, the owner’s team handles cleaning and day-to-day support, and we arrange the extra services — private chef, tours, transfers, experiences — through our local network.
  • On others, the owner’s team handles everything, including the extras.

Either way, you will know which applies to your villa before you book, along with who to contact and how. We put it in writing rather than leaving you to find out on arrival. We would rather tell you plainly than promise a concierge team that isn’t ours.

5. Extras, arranged through people we know

Private chefs, airport transfers, cenote and reef trips, boat days, celebrations. After more than a decade on this coast we have long-standing contacts for all of it, and we arrange these directly rather than handing you a list of numbers to call.
