Behind it stands a polished five-bedroom house with sea-facing living areas, generous glazing and a full kitchen. A private pool and lounging terrace sit between the building and the sand.

Fifteen guests fit across five bedrooms, each with its own bathroom. The primary has ocean views and its own way out to the terrace, which is worth more than it sounds when one couple keeps different hours from the rest.

The bay stays sheltered and quiet: flat water for swimming, residential neighbours, no beach clubs. Tulum is around twenty minutes along the coast when the group wants some noise.
