A private beachfront home of 12,000 sq ft at Punta Sur, Akumal, Esprit del Mar has nine bedrooms and room for up to 26 guests. It is rented to a single group at a time, roughly 20 minutes’ drive from Tulum and 30 minutes from Playa del Carmen.
Every stay includes daily housekeeping staff, a full breakfast each morning and concierge help, which suits big family trips, reunions and celebrations. Extras such as a private chef, a bartender, massages and airport transfers can be arranged ahead of arrival.

Indoor Living
Open living and dining areas flow out to the terraces and down to the sand, giving the group plenty of shared space indoors and out. Every bedroom has air conditioning, with beds dressed in 400-thread-count sheets.
Outdoor Living
The grounds include a pool, a whirlpool, a big lounging palapa and palapas on the beach, reserved for your group only. A caretaker and two housekeepers are on site daily from 8 AM to 5 PM, cooking breakfast every morning and setting out homemade guacamole and salsa each afternoon.
Bedrooms
There are nine air-conditioned bedrooms, each with a private bathroom and its own balcony, for a maximum of 26 guests. Because bed sizes differ between rooms, we check the exact layout with the owner against your group before booking.
