Kiino Cozumel is the newest residential development on the island: a gated community on the quiet north side, beside the Cozumel Country Club and a few minutes from downtown San Miguel and the international airport. The first condos are finished, and several are now available to rent for holidays and longer stays.
What Kiino is like
Kiino is a residential complex rather than a resort. It is gated with 24/7 security, planted with jungle between the buildings, and quiet in a way the cruise-day side of town is not. Two shared swimming pools are open now. The developer has also announced a fitness center, yoga shala, jogging track and outdoor grilling areas; those are not open yet, so don’t plan a stay around them.
The condos are brand new, with an open-plan, Tulum-inspired look: bright living areas, new kitchens with full appliances, and air conditioning throughout. Several units have a private patio with their own jacuzzi.
The Kiino condos you can book
- Kiino Condo G1 — two bedrooms, each with a king bed and its own bathroom, for up to four guests. Private patio jacuzzi (unheated). From US$195 per night plus tax, minimum six nights.
- Kiino Condo G2 — the identical unit next door: two king bedrooms, two bathrooms, private patio jacuzzi, up to four guests. From US$195 per night plus tax, minimum six nights.
- Kiino Condos G1 + G2 — both condos booked together for groups of five to eight: four king bedrooms and four bathrooms, two kitchens and two private jacuzzis. From US$390 per night plus tax. These are two separate condos side by side, not one house, which suits two families or friends who like a little space.
- Kiino Condo 1C — two bedrooms and two bathrooms for up to four: a king bed in the primary suite and twin beds in the second bedroom, a good fit for a family with children. Rates on request.
Who Kiino suits, and who it doesn’t
Kiino works well for couples, two couples travelling together, small families, and anyone staying a few weeks or more who wants a quiet, secure base with a proper kitchen. It is close to town and the airport, so arrivals and grocery runs are easy.
It is not on the beach. The nearest stretch of Caribbean coast is the Country Club beach, and most of Cozumel’s snorkel spots, dive boats and beach clubs are on the west and south coasts, a drive away.
