Zorba Villa 5 & Penthouse, Tulum Beach Zone at a glance
Zorba is a guest-only set of six beachfront rentals at KM 9 on Tulum’s beach road, and Villa 5 with the Penthouse above it is its largest combination: seven bedrooms for up to 18 guests. The two are separate units in one building with no inside connection, the penthouse having its own outside staircase, and Villa 5 can be taken alone with five bedrooms for up to 12.
Villa 5 is the closest rental to the sea and has a private pool on the sand. The bigger Zorba pool, the rooftop patio, the yoga studio, the games room and the beach are shared with guests in the other four rentals, and there is a guest-only Taco & Breakfast Bar where food and drinks are ordered as you go. Housekeeping, concierge and night security are included daily, and Be Tulum, Nomade, Casa Malca and Nu are within walking distance on the beach.

Indoor Living
Inside Villa 5, high ceilings, curved walls and reclaimed wood doors meet glass walls that slide open to the lanai, with a roomy kitchen, pull-up stools and a hand-built table for 12. The penthouse, around 1,800 sq ft, has its own kitchen, dining and living area looking out to sea. Both units have air conditioning, ceiling fans and fiber-optic wifi.
Outdoor Living
Villa 5's lanai leads straight to its private seaside pool and the sand. The penthouse has a private deck with sea views. Along Zorba's beach are palms, loungers and poufs, with kayaks, paddleboards and boogie boards to use, and the shared pool has a cascading water wall.
Bedrooms
Seven bedrooms for up to 18: five in Villa 5 for up to 12, and two in the penthouse for up to 6.
Villa 5 has three kings, a queen, a double and bunks (two singles), with four en-suite bathrooms and two powder rooms. The queen room has a shower and vanity inside the room and uses the shared bathroom on that floor. Upstairs, two king rooms face the sea and open to a private deck. Because the owner's notes differ on whether the main-floor room has a king or the double with bunks, we confirm the layout and the step-free room before booking.
The penthouse is two flights up an exterior staircase, with one king bedroom and one queen bedroom with built-in bunks, each en-suite.
